Concrete Staining – The Basics

Posted under Southern living

To improve upon the looks of your concrete floor, concrete staining is the most convenient and economical way and is a very interesting DIY project. The other option of tearing down the existing concrete for subsequently being covered with new or decorative overlays, like epoxy paint, is quite expensive and labor intensive that makes it a very difficult DIY project and is better avoided . Some of the things you would do well to know before starting a staining project are mentioned herewith.

There are two types of concrete stains to choose from, acid stains and acrylic stains. Acid stains are caused by the chemical reaction with free lime on the surface and give a translucent floor with natural looks. As a result of acid staining we get speckled multicolored and multihued surface.Every concrete surface reacts differently to acids stains making each job unique.  The outcome of acrylic stains is more consistent and imparts semi translucent color comparable to that of a dye because they are water borne pigments that seep thru pores and remain stuck to the surface of the floor.Acrylic stains will help mask imperfections and discolorations whereas acid stains actually accentuate them.

Generally, on most of the surfaces either kind of stains would work equally well, and depending your preferred looks you can choose one.

However, there are situations where one type will work better than the other. For instance, exterior concrete older than ten to fifteen years may not be to hold acid stains as it has already lost most of the free lime on its surface. Under such circumstances acrylic stains will work very well because of its increased porosity over time. You can’t get this with epoxy concrete paint. Obviously, acid stains would give very satisfying results on a new concrete that has plenty of free lime.

If the concrete is already in need of repairs and requires a bit of patch work or scaling, it will be good to use acrylic stains as it helps to disguise repairs. Any patching materials will stand out with acid stains. As acid stains do not need much penetration to impart color to concrete, they are recommended for being used on trowel led interior concretes that has less porosity.

Use Heaters To Save Money In Your Home

Posted under Southern living

Varying prices of energy are making it rather difficult for many homeowners to continue to keep their homes warm in winters. The intention of cutting down on augmented electric bills, as a consequence of using cheap electric heaters that work on electricity, has led people to consider the use of radiators that are operated by alternate fuels like gas or oil. Nevertheless, the cost of operating a heating system is decided by the type of heater used and the existing cost of energy used for the purpose.

The current cost of electricity and fossil fuels are going to impact whether you save money by using a space heater as opposed to relying on a radiator to heat your home. When the prices of oil are high you can save money by employing a space heater for  heating of rooms being used. It is not difficult to guess the reason, for the operational cost on an hourly basis comes to $0.13-$0.20 for natural gas heater and $1.85-$3.00 for heaters using natural gas or oil.

Many people stop using space heaters when oil prices and natural gas prices are low. Under the said circumstances it makes better sense to heat a home by making use of an oil bases heating device, rather than an electric device that will costs more. It is also less of a hassle and generally safer to use a oil filled radiator than space heaters during these more affordable periods of time. This is particularly valid when everybody has gone out to work and there is nobody at home during the day or if you have children and pets at home.

It’s always a great thing to buy a heater that is perfect for the size of your room. The reason for this is simple, if it is overpowered, you will have to open doors and windows to cool yourself a bit and spend energy that way. You can have a fantastic warm winter if you take care of these basic stuff in proepr order.

Short Guide On Buying Mattresses

Posted under Southern living

Shopping for a mattress is not as intimidating a task as you might imagine it to be!. Though there is too large a variety available to choose from, you can easily learn how to separate the one that best suits your requirements. This is why you should read articles on mattresses and find out what to get.

The size of the mattress is on top priority, whether you need a twin or double sized mattress or a king or queen sized version of that. This decision should be dictated by the size of the bedroom and how many people will be sleeping on the best. This is followed by the type of mattress you wish to have. Before you make that decision, familiarize yourself with the most common types of mattresses:.

• Innerspring mattresses: Of all the mattresses, these are the most popular. Their support comes from the metal springs (or coils) that are inside. The more the thickness of the metal used, the stiffer the mattress. If shopping for a mattress, you should know that the thickness of the metal used is defined by its gauge number, and contrary to your expectations a higher gauge number signifies a thinner metal , implying that a gauge number of 20 will mean thinner metal than a gauge number of  16. Some of innerspring best are beds by Kingsdown.

• Foam mattresses: Compared to the conventional innerspring mattresses, these are less popular and more expensive. Here the metal coils are replaced with a combination of natural and synthetic fibers to get the required support.

• Pillow-top mattresses: These are a variation on normal innerspring mattresses. Their construction is the same as that of any spring mattress except for the fact that they are provided with a foam padding on the top. And affordable units rule here. Because of its constructional feature, such a mattress should not be flipped over, though some of the experts recommend that flipping is helpful in having a prolonged life of the mattress.

• Box springs: These aren’t actually mattresses, although they resemble them. Box springs are incorporated to prolong the life of a mattress. These springs are housed in between the top of the bed frame and the mattress above it and work like a shock absorber for the mattress.

All this information should prove helpful to you to decide the size and type of the mattress and prepare you to buy the right one.

Choosing Epoxy Paint For Your Concrete

Posted under Southern living

Epoxy paints were introduced in the market many years ago.  As these are quite sturdy, and durable apart from offering resistance to oils and greases, they find a wide application in industrial floors. However, over the last few years they have even been patronized for domestic purposes also.

Homeowners use epoxy paints for garage floors and basement floors. They provide a protective coating to your dull and gray floors while making it convenient to have clean floors. Some of the many advantages of having epoxy floor paints are that they have a long life, are waterproof and don’t get rusted while offering resistance to heat, salt and acid.Major advantage being it is inexpensive for many homeowners. Concrete floor paints do not last long if the floor gets humid or attracts moisture from beneath or the atmosphere as they won’t last long under such conditions.

Basically there are three types of epoxies: 100% solids, solvent-based and water-based.  The strongest and the most expensive are 100% solids for being applied by professionals only.Solvent based epoxies are mostly used for industrial purpose only.Their solid content is 40-60%. Ventilation is of prime importance if you decide to use epoxy paints for your garage or basement floor.

You can get them from stores dealing with industrial materials.Water based epoxies on the other hand are the lowest priced. They are strong enough for being used for residential applications. These epoxies can be found at most home improvement stores. You can have them in many colors.

You can even have a computerized toning.
Generally the manufacturers claim that these epoxies are good for external applications only. This statement is true for some of the stronger coatings. Those living in unfriendly climatic conditions would do well to check on acid-based paints and acrylic concrete stains before deciding to go for paints.

The first step before you apply epoxy paint on your garage floor, is to prepare the floor.Inadequate surface preparation is very often the cause of unsatisfactory results.  At the outset you have to clean the floor with a hard bristled brush and subsequently clear the debris created.  You will also need to clean it using some mild acid and then scrub it thoroughly. This technique is also called as acid etching.

Next, you need to scrub the floor with a solution of warm water and soap and clearing that away.At the end of it all, you may still be left with certain water soluble impurities that need to be rid of by scrubbing the floor with a de-greaser and rinsing it off with water.Mild acid fails to remove the oils and greases from the garage floor. Make sure the rinsing water does not stick to the surface of the floor, if it sticks, then repeat the greasing process all over.

After all the cleaning you need to leave the floor for overnight drying. The application of epoxy garage paint has to be consistent. You should also make sure that the humidity is at the accepted levels to prevent the coating from blistering and discoloring. Two to three coats of the paint are usually adequate.

If you do a proper install of epoxy paints, you a assured of years of service and if you maintain the surface regularly you can further its lifespan.

Bulk REO Investment Tips

Posted under Luxury houses

No generation in American history has ever experienced the number of foreclosures and defaulted mortgages as is happening now. Yet well-funded investors in real estate are seizing upon this opening to profit from an profoundly profitable new opportunity.

This new opportunity – known as ‘Bulk REO Investing’ – is so huge it’s captured attention from wealthy investors and private investment funds alike.

Take a just a minute to consider the basics of this highly profitable business.

To understand Bulk REO investing is to understand the foreclosure process.

As a borrower becomes increasingly behind in his mortgage, the lender regularly calls and writes the borrower with default warnings and threats. Following a period of time determined by the lender, formal foreclosure proceedings begin. Between the formal beginning of the foreclosure process and the public auction is the ‘preforeclosure’ period.

Foreclosure is completed when the property is put up for auction. If there are no buyers at the foreclosure auction, the lender regains title to the property. This property is then considered to be ‘Real Estate Owned’ by the lender, also known as an ‘REO’ property.

REO properties are usually listed for sale with local real estate agents. However, REO properties are now frequently sold for far less than their ‘book value’. Lenders are willing to do so in exchange for the buyer’s agreement to purchase a ‘package’ of REO’s rather than a single property.

The REO investment packages available today have provided a way to profitably capitalize on the U.S. recession. Bulk REO Investors are most successful when they have a well-established source of funding for their REO packages. Some sources of funding for these transactions are: personal funds, hard money lenders, commercial lenders and non-conventional sources such as private investors and hedge funds. Additionally, one man is becoming very well known in the field of bulk REO investing, and his name is Salvatore Bushemi of Dandrew Partners, a New-York based hedge fund.
